Wellington House is an imposing six-storey contemporary office building with ground-floor retail space, located in the heart of Manchester’s city centre, a short walk from Manchester Piccadilly train station. During COVID, the owner had several tenants exit their contracts, leaving parts of the building unoccupied. Over time, water ingress from the roof and windows further delayed efforts to relet the space to new leaseholders. The planned refurbishment works totalled more than £250,000 + VAT (inclusive of scaffolding) which remaining leaseholders were resistant to fund, leaving the owners to cover the repair costs themselves. Through working with the owners, Maximus successfully reduced the total project cost by half to £125,000 +VAT. Additionally, Maximus covered the expense of designing and constructing a bespoke, heavy-duty scaffold to the cost of £125,000 + VAT.
Upon gaining planning consent for the site, Maximus was able to significantly reduce the costs of the required building works for the owner by paying for their scaffolding. By working with the owner’s contractors, Maximus scheduled the scaffold build and removal to align with the project timeline. The owners were able to fund the building works from advertising sales without charging the expense back to their leaseholders.
